Job Description

Position Summary:

We are seeking a detail-oriented Compliance Specialist to support our lending operations. This role is responsible for monitoring, evaluating, and ensuring compliance with applicable federal and state laws and internal policies related to loan origination, underwriting, and servicing. The ideal candidate will have experience in mortgage or chattel lending compliance, a strong understanding of lending regulations, and a proactive approach to risk identification and resolution. This position will sit 100% onsite in San Antonio, TX.

Key Responsibilities:

  • Review and monitor lending activities to ensure compliance with federal and state regulations (e.g., TILA, RESPA, ECOA, HMDA, UDAAP, state-specific lending rules).
  • Assist in developing and maintaining lending compliance policies, procedures, and training materials.
  • Conduct file reviews and testing to identify potential compliance issues and escalate findings as appropriate.
  • Collaborate with Quality Control and Operations teams to recommend corrective actions and implement process improvements.
  • Support internal audits, external exams, and regulatory inquiries by preparing documentation and responses.
  • Monitor regulatory updates and assist in implementing changes to comply with evolving requirements.
  • Track compliance issues, root causes, and resolution timelines to ensure timely and effective corrective actions.
  • Contribute to compliance training sessions for loan officers, underwriters, and other team members.

Qualifications:

  • 2+ years of experience in lending compliance, mortgage banking, or financial services compliance (chattel lending experience is a plus).
  • Working knowledge of applicable consumer lending laws and regulations.
  • Strong analytical skills with attention to detail and accuracy.
  • Excellent written and verbal communication skills.
  • Ability to handle confidential information with discretion.
  • Proficiency in Microsoft Office and loan origination or compliance systems.

Preferred Skills:

  • Familiarity with manufactured housing loans or indirect lending models.
  • Experience responding to regulatory audits or internal compliance testing.
  • Knowledge of NMLS licensing requirements and state-specific lending rules.
